James F. Coakley, President and Chief Executive Officer

Prior to forming Power Loft LLC, and subsequently becoming President and CEO of Power Loft Services, LLC, Mr. Coakley was a Principal for five years with a national developer and owner of mission critical facilities. He entered the real estate business in 1981 as a commercial real estate broker with the Washington, D.C. office of Grubb & Ellis and eventually joined Trammell Crow in 1995, where he was a Principal until 2000. In August of 2000, he made the transition to mission critical development. Jim received his BA from Fairfield University.

David Ruppe, Executive Vice President - Chief Technology Officer

Prior to joining Power Loft, David was a Vice President with EPS–Technology Solutions where he managed a collaboration with EDS which completed two major Federal Government IT contracts: Navy-Marine Corps Intranet (NMCI) and the Pentagon’s Command Control Survivability Program (CCSP). David was solely responsible for the implementation of all physical infrastructure for these programs, including 45 mission critical facilities for NMCI and over 50 for CCSP. From 1994 to 2001, David was with PSINet, Inc. in Ashburn, Virginia. For the last three years he was Vice President – Real Estate and Construction; where a large portion of his focus was the implementation of PSI’s Global Hosting Center development efforts, which included the construction and operation of 14 major mission critical facilities valued at more than $600 million. Prior to PSI, David worked for Davis Construction, Omni Construction, and the Kaempfer Company providing various construction and project management services. David graduated from Lehigh University with a Bachelor of Arts in Architecture.

Michael H. Armm, P.E., P.P., CDCDP, M.ASCE, Senior Vice President - Director of Acquisitions and Development

Prior to joining Power Loft in May 2007, Mr. Armm was the Managing Director of the east coast office of Lee Sammis Associates, a national commercial real estate development company. He served in this position for 19 years. Michael has vast experience in site acquisition, planning, design, and construction on projects ranging from 1-acre to over 5,200 acres. He has site development experience in 25 states, dealing with local, state, and federal approvals and entitlements. Michael is a former county and municipal engineer, and was responsible for the site development of over 50 lodging projects while at Marriott hotels. Michael completed pre-architecture studies and received his Bachelors and Masters (Construction Management) degrees in Civil Engineering from New Jersey Institute of Technology. He is a licensed professional engineer in several states and a licensed professional planner in New Jersey. Michael also is a Certified Data Center Design Professional.

Bradford C. Walker, Assistant Vice President - Project Manager

Prior to joining Power Loft in August 2006, Bradford worked with the American Legacy Foundation in their Strategic Partnerships & Development group. Bradford supports Power Loft’s cash management, financial modeling, acquisition and development processes. He holds a B.A. in Economics from the University of Virginia.
