Power Loft @ Innovation Reaches Substantial Completion

MANASSAS, Va. – Clark Construction Group has reached substantial completion at Power Loft @ Innovation, a unique high-density data center and office structure located in Innovation Park in Prince William County, Va. The building was designed to meet LEED Silver certification standards and includes numerous sustainable elements including a 100,000-square-foot green roof and a full-height green screen on all four sides of the building.

Power Loft @ Innovation is a two-story 215,000 square-foot data center structure with an additional 6,000 square-feet of office space. Behind the building’s structural steel and masonry façade is a space designed to support the future fit-out of a Tier IV, high-density data center with 100,000 square feet of raised floor space and large floor-to-floor heights. The data center’s proprietary, two-story design places all IT equipment on the second floor and directly above the building’s mechanical and electrical distribution equipment.  This design allows for a more efficient and secure use of IT rack space while providing cooling and power for 50% more racks than comparable data centers.

Power Loft, LLC, the project owner, requires numerous high-density and high-security features be built into its data centers and Power Loft @ Innovation is no exception. The data center complies with U.S. Government design guidelines including a 150’ separation from public access.  The site is bermed and fenced and features a secure gated entrance with hydraulic vehicle barriers, and 24/7 surveillance across the 20-acre site.

The design also provides separate power and chiller plants in pre-engineered structures onsite, and a unique power backbone that can provide either AC power, DC power or both to the data floor to accommodate the latest advances in IT equipment.  Power Loft @ Innovation is designed to accommodate three times the computing power of a typical data center with the ability to use 30% less power.

Project partners on Power Loft @ Innovation include EYP Mission Critical Facilities of Washington, D.C., engineer; Skidmore, Owings & Merrill, of Washington, D.C., architect; and Cagley & Associates, of Rockville, Md., structural engineer.
